Thinking about selling your home but worried you missed the “perfect” window?

Maybe you’ve heard that spring and summer are the best times to sell. So now that summer is winding down, you might be thinking, Should I just wait until next year?

Not so fast.

The fall real estate market may be quieter than the summer rush, but that doesn’t mean buyers disappear. In fact, a significant share of home sales happens during the final months of the year—and many of those buyers are serious.

If selling has been on your mind, your window isn’t closed.

Fall Real Estate Is Busier Than You Think

There’s a common misconception that the housing market slows to a crawl once summer ends.

Sure, fewer people may be moving compared with the peak spring and summer months. But “slower” doesn’t mean “stopped.”

Data from the National Association of Realtors® shows that roughly one-third of existing-home sales take place during the final four months of the year. And that share has increased since 2023.

Think about that for a second.

Millions of buyers are still shopping, writing offers, getting financing and closing on homes before the calendar turns to January.

So if you’ve been waiting for the “right” season, fall might deserve a second look.

There Are Still Serious Buyers Out There

One thing about fall buyers: they often have a reason to move.

Some need to relocate for work. Others want to get settled before the holidays. Some are trying to take advantage of changing mortgage rates, while others have simply found the home they’ve been waiting for.

These aren’t necessarily casual shoppers browsing listings with no plan.

They may be ready to act.

Forecasts from Fannie Mae, the Mortgage Bankers Association, NAR and Wells Fargo point toward approximately 4.16 million existing-home sales for the year. Based on sales already completed, that leaves roughly 1.4 million transactions expected between now and the end of the year.

That works out to approximately 11,800 homes selling every day this fall.

That’s a lot of activity.

Waiting Until Spring Could Mean Waiting Longer Than You Need To

Of course, every seller has a different situation.

Maybe you’re not ready yet. Maybe you need time to make repairs, organize your finances or figure out where you’re going next.

That’s completely different from waiting simply because you assume nobody buys in the fall.

The reality is that buyers are still making moves.

And waiting several more months means you could miss the opportunity to reach buyers who are motivated right now.

The key isn’t necessarily choosing the busiest season.

It’s knowing how to compete in the season you’re in.

Pricing Matters More When Buyers Have Choices

Here’s where strategy becomes important.

Buyers today can compare homes quickly. They can scroll through dozens of listings, look at recent sales, compare prices and spot a home that feels overpriced almost instantly.

Your listing needs to give them a reason to stop scrolling.

That starts with the price.

Price too high, and your home could sit while competing listings attract attention. Price it strategically, and you can create interest from buyers who are already watching the market.

But pricing is only part of the equation.

Your photos, presentation, marketing, online exposure, showing strategy and negotiation all matter, too.

Selling a home is a little like putting on a great show—you want the right people to notice, and you want everything ready when they walk through the door.

This Is Where a Local Real Estate Expert Can Help

A local agent knows that the Sacramento-area market isn’t exactly the same as the market across the country.

Neighborhoods behave differently. Buyer preferences change. Inventory varies. Pricing trends can shift from one community to the next.

That local knowledge can help you determine:

  • What your home could realistically sell for
  • How to price it competitively
  • Which improvements are worth making before listing
  • How buyers are responding to current inventory
  • How to make your listing stand out online
  • How to evaluate offers beyond just the highest price

The goal isn’t simply to put a FOR SALE sign in the yard.

It’s to create a strategy that gives your home the best chance to attract the right buyer and get you where you want to go next.

Thinking About Selling? Start With a Plan

You don’t have to list tomorrow.

In fact, you shouldn’t rush into selling without understanding your numbers.

Before you make a decision, find out what your home could be worth, what buyers are looking for, what improvements could make a difference and what your potential selling costs might look like.

The more you know before you list, the more confident you can be when it’s time to make a move.

The Bottom Line

Fall isn’t the end of the real estate season. For many sellers, it can be an opportunity to reach buyers who are still actively looking—and who may be motivated to make a move before the year ends.

So, have you really missed your window?

Not necessarily.

If selling your home is on your radar, let’s look at your options before you decide to wait until spring. We can help you understand the current market, determine where your home fits and build a strategy around your goals.
