When’s The Best Time to Sell Your Sacramento Home?

The ‘best time’ to sell your home isn't as straightforward as it used to be. Timing isn't just about the season anymore; it’s about strategy.

Are you waiting for the "perfect" moment to sell your house, or are you worried that you might have already missed your best window? 

This is a question I’m getting a lot right now. Many people are tired of waiting. They have been in their homes since 2017, 2018, or perhaps 2021. Now that they see interest rates falling and home prices remaining strong, they feel like this is finally their time to move. Here are some things you should keep in mind when you’re planning to enter the market: 

Understand the local market cycle. When you ask about the best time to get a house on the market, you have to remember that it depends entirely on your specific area. If you only listen to national news headlines, you might get information that does not apply to the local level. It is always best to reach out to a local agent to get the facts for our region.

Generally speaking, the Sacramento market wakes up right after the Super Bowl. This year, that date is February 12. The market starts to heat up then and usually reaches its peak sometime in April and May.

The truth about June sales. If I show you sales data for your neighborhood, you might see prices peaking in June. However, you have to look closer at the timeline. The real estate sales cycle is typically 30 to 45 days. This means the houses that closed in June actually went under contract in May or even April.

We want to make sure your house is on the market when you can get top dollar and sell quickly. If you wait until June or July to list, you will face more inventory and more competition. This means you will have to compete harder on both your price and your terms. To avoid that, I recommend listing somewhere between February and mid-April.

Why strategy beats timing. Even though there is a "peak" season, do not worry if April does not work for your schedule. If you need to sell in June, September, or November, that is totally fine. The most important factor is not the timing of the market. It is how you price the home.

To give you an example, I sold a house this past December. We put it under contract right between Christmas and New Year's. Most people consider that the worst time of year to sell a house, yet we had seven offers on it. Just recently, we put another house on the market and received 11 offers in the first week. Another home we listed the same weekend already has seven offers.

Success does not depend on the calendar. It depends on the pricing strategy and the marketing plan your agent uses to move your property.
